Terms & Conditions
1. Period of Let. The let will commence at 3pm on the day of arrival and will terminate at 11am on the day of departure. The property is let for holiday purposes and only to the persons named on the booking form. Sub-letting is not prohibited. The hirer will be liable for any costs incurred because of any delayed departures.
2. Check-out –On your day of departure, it is your responsibility to empty bins, strip beds and ensure all dirty dishes are in the dishwasher before leaving.
3. The number of people occupying the accommodation is limited to 6 people unless a special request is made and accepted by the owner. The owner is under no obligation to accept a greater number, even if there is room available at the property. The owner reserves the right to terminate the booking if the conditions are breached and make an additional charge for extra persons not stated on the Booking Form.
4. Services -Parking, electricity, heating, bed linen, robes, towels and use of the hot tub are included in the hire charge.
5. Cottages Rules - Please only put toilet paper down the toilets. Put all wipes in the bins provided and use the sanitary bags provided in the bathrooms. Do not move any furniture from one room to another. Remove shoes before entering the house. Lock the doors and close the windows when you leave the property unoccupied and make sure you switch off lights, or any electrical appliances when you go out.
6. Hot tub - Ensure the hot tub lid goes on when not in use and avoid using glass or sharp objects near the hot tub. Guests are responsible for the safety and security of their children at all times. Never leave children without adult supervision.
7. Noise - Please respect the community and try to keep noise levels to a minimum, especially between 11 pm and 8 am. We reserve the right to terminate a holiday without compensation where the unreasonable behaviour of the persons named on the booking (or their guests) may impair the enjoyment, comfort or health of others.
8. We accept children but only from the age of……….at the time of arrival.
9. Unfortunately, pets are not allowed, and we operate a strict no smoking policy throughout the property.
10. Hen & Stag parties are not allowed. Nor are parties or events that have not been agreed with the owners.
11. Bookings cannot be accepted from persons under eighteen years of age and the owner reserves the right to refuse a booking without giving any reason.
12. No contract shall exist until you send a signed booking form together with your deposit payment or full rental if within 60 days of your holiday. The booking will be held for seven days, pending receipt of the Booking Form together with your choice of payment. By signing this booking form or paying a deposit/full rental amount, you are opting into the General Data Protection Regulation (GDPR), allowing us to store/hold basic data about you such as name, address, email, telephone numbers etc so that we can communicate with you in respect of your booking. You are free to ask what data we hold, and we provide this to you free of charge.
13. Deposits - a 30% deposit is required upon confirmation of a booking with the balance being paid 60 days prior to arrival. If you are booking within 60 days of your holiday, then you must pay the rental in full and send this amount with the Booking Form. An additional refundable deposit of £200 is required in the case of any damages and will be returned after inspection when the property is vacated.
14. Cancellation – Should the guest wish to make a cancellation; Little Wild Rose will seek to re-let the property for the hire period. If successful, a full refund will be issued. If not, the deposit will be forfeit by the guest. If the cancellation occurs within 60 days of the period of hire and Little Wild Rose are unable to re-let the property, the entire hire charge will be forfeit by the guest. To avoid cancellation losses, we advise hirers to take out holiday cancellation insurance. Circumstances may arise where we have no alternative but to cancel your stay. In this situation we will make a complete refund.
15. Breakages or Damage. For the benefit of the next guests staying in the property, please advise us of any breakage or damage that occurs during your stay. Accidents do happen and we do not charge for minor breakages or damage which occur as a result of normal use but reserve the right to charge reasonable payment for breakages or damage which occur as a result of reckless or deliberate misuse. Any missing items must be paid for in full. The owner also reserves the right to make a charge to cover additional cleaning costs if the guest leaves the property in an unacceptable condition.
16. Please note that if any keys issued are not returned at the end of your stay, then the cost of replacement will be charged to you.
17. All prices shown exclude VAT as we are not currently VAT registered.
18. All payments must be made in Sterling with a cheque drawn on a British Bank and made payable to Kathryn Duffield or by Bank Transfer or BACS payment (we can provide you with our Sort Code and Account Number) or internationally via a SEPA-Payment (we can provide you with the relevant IBAN and BIC numbers)
19. Visitors to Little Wild Rose take part in any activities entirely at their own risk. We are requested by our insurers to advise that we cannot accept liability for any death or personal injury, loss or damage which may be sustained by our clientele to their property during the period they, or any of them, are at Little Wild Rose, except where it arises from the negligence by the owner. Such liability is in accordance with our Public Liability Insurance, indemnity limit of £1,000,000.
20. Injury, Loss or Damage. The use of the property and its equipment is entirely at the guest’s risk. Little Wild Rose does not accept responsibility for injury sustained by the guest and/or a member of his or her party, nor for loss or damage to their belongings including motor vehicles.
21. Care of the Property. It is the guest’s responsibility to take reasonable and proper care of the property, its furniture, pictures, fittings and effects in and around the property and leave them in the same clean and tidy condition and state of repair as they found them. In exceptional circumstances, additional cleaning charges will be imposed depending on the state of the property at the end of the letting period. It is also the responsibility of the guest to ensure that the property is left secure at all times when it is unoccupied during the period of let.
22. Right of Entry. Little Wild Rose reserves the right of entry to the property at all reasonable times for the purposes of inspection or to carry out essential repairs, cleaning and maintenance. We will occasionally need to come around to your private garden to maintain the hot tub and cut the grass.
23. Any WiFi services provided by Little Wild Rose may be used for lawful purposes only. All guests by signing this form agree to indemnify and hold harmless Little Wild Rose from any claims resulting from the use of services to sites containing adult or mature content, or material in violation of any United Kingdom or European Union laws.
24. Complaints and Problems. Should there be any problem or cause for complaint during or after the letting period, please contact Little Wild Rose and we will endeavour to rectify the problem
